  • Application REFUSED at JDAP meeting 19 June 2015
  • Application for review with the State Administrative Tribunal lodged by the proponent in July 2015.  Three mediation sessions at SAT have taken place.
  • Amended plans lodged 22 September 2015.  Plans show a 5-storey building with a revised design and additional setbacks on the Cambridge and Simper street sides, to address the JDAP's original reason for refusal.
  • Reconsideration of the amended plans by the JDAP scheduled for 2 November 2015

Development summary:

  • The site incorporates the existing Koh-I-Noor Nursing Home at No. 32 Pangbourne Street, corner Ruislip Street (Lots 347 and Lot 1) and an adjoining two grouped dwelling development to the north at No. 38 Pangbourne Street (Lot 350). The total site area is 3834m2.
  • All existing buildings are proposed to be demolished for a new two storey building across the whole site
  • The redevelopment will result in an increase in the number of beds from 41 to 87. 
  • The plans show a brick and tile building with a traditional pitched roof and eaves.  The main entrance will be off Pangbourne Street, midway along the site.  Open style fencing is proposed along both the Pangbourne and Ruislip Street frontages.
  • All vehicular access to the site will be from Crofts Lane at the rear.  Twenty-two (22) car bays proposed along the rear boundary at 90 degrees from Crofts Lane.  Additional street parking is proposed in front of the site, along Pangbourne Street and Ruislip Street.
  • Landscaping is proposed along the Pangbourne and Ruislip Street frontages and the northern side boundary.  There are also two internal courtyards and planting adjacent to Crofts Lane.
  • A screened bin compound is proposed to be located on the corner of Ruislip Street and Crofts Lane.
  • Plot ratio of 1.12:1 (4,301m2).
