The Town has received an application for the above which is being advertised for the following reasons:

Local Planning Scheme No. 1:

  1. Approximate 0.57m high retaining wall along the front boundary, within the 7.5m primary street setback area.

Local Planning Policy 3.1 - Streetscape

  1. Letter box width of 1.2m.
  2. 0.9m (w) x nil (d) sight line to western side of driveway.
  3. The previous amount of landscaping within the 7.5m primary street setback area (34.13m2 (29.86%)) is reduced to 25.9m2 (22.65%).
  4. 1.897m overall height of front fence (inc. retaining wall portion)
  5. 90mm deep visually permeable fencing slats

The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.
