The Town has received an application for a single dwelling and alterations to the existing garage at the above-mentioned property.
A summary of the proposal follows:
The proposed height of the dwelling’s rear (southern) wall being between 6.4m and 6.7m above natural ground level due to being a skillion roof.
The proposed height of the dwelling’s eastern wall being between 6.2m and 6.7m above natural ground level due to being a skillion roof.
The proposed height of the dwelling’s western wall being between 5.8m and 6.4m above natural ground level due to being a skillion roof.
A 0.9m front portion of the front of the existing garage, and a 0.6m eastern side portion of the existing garage are proposed to be removed, and the rear of the garage is proposed to be extended 0.9m into an existing courtyard near the dwelling. The length, wide and street setback of the garage will then be consistent with an approval granted by Council in 2011.
The proposal complies with the overlooking, overshadowing and open space requirements.
The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.
