The Town has received an application for proposed decking and boundary fencing at the above-mentioned property.

 A summary of the proposal is as follows:

  • Decking of up to 1m above natural ground level is proposed adjacent to an existing garage at the rear of the property.
  • Dividing fencing of between 2.1m and 2.8m in height is proposed along portion of the northern side lot boundary.

The application is being advertised for the following reasons: 

  1. Fencing of between 2.1m and 2.8m in height above natural ground level is proposed along the northern side lot boundary in lieu of 2.5m in height.  The portion of fencing which is to exceed 2.5m in height is approximately 0.8m in length.
  2. A raised decking area is proposed adjacent to an existing garage at the rear of the property.  The finished floor level of the decking is to be approximately 1m above natural ground level and will have a 1m cone of vision (visual privacy) setback in lieu of 7.5m.

The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.

 To assist the Town in determining this application, you are invited to view the plans and comment on the parts of the development that do not meet the deemed-to-comply provisions and/or the proposed use.
