The Town has received an application for a proposed single dwelling at the above-mentioned property.

The application is being advertised for the following reasons:

Residential Design Codes:

  • The dwelling is proposed to be setback 1m from the southern side boundary.
  • The dwelling proposes a 1m setback to the northern side boundary.
  • The front façade of the dwelling doesn’t provide a major opening addressing the street.
  • 23sqm of Outdoor living area has been proposed.
  • A vehicle truncation of 1.5m X 0.9m has been provided.
  • The rear parking area does not maintain 500mm between the boundary and the paved parking area. 

Local planning Policy 3.12 – Minor Structures behind the Street Setback Area

  • A gate and supporting structure with a maximum height of 2.7m is proposed between the subject property and the northern side boundary.

The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.
