The Town has received an application for Two Two-Storey Grouped Dwellings With Two-Storey Ancillary Dwellings at the above-mentioned property.

 The application is being advertised for the following reasons:

      Residential Design Codes:

  1. The development on the proposed Lot 1 is proposed to be setback 1.2m - 3m from the north boundary on the first floor
  2. The development on the proposed Lot 2 is proposed to be setback 1.2m - 3m from the south boundary on the first floor
  3. The application does not provide a minimum of 1 visitor car bay for the grouped dwellings
  4. The developments on the proposed Lots 1 and 2 include balconies that are within the cone-of-vision and are setback 3m from the north and south boundaries
  5. The proposed Lots 1 and 2 have site areas of 306.5m2 and include ancillary dwellings

     

    Local planning Policy 3.2 - Building Height

  6. The development on the proposed Lot 1 is proposed to have a maximum wall height of 6.4m (north elevation - main dwelling)
  7. The development on the proposed Lot 1 is proposed to have a maximum wall height of 6.4m (south elevation - main dwelling)

      

    Local planning Policy 3.1 - Streetscape

  8. The developments on the proposed Lots 1 and 2 are proposed to have a front fences with piers with a maximum width of 1.4m
  9. The developments on the proposed Lots 1 and 2 provide 0.5m x 0.7m sight line truncations to each side of the garage door opening
  10. The developments on the proposed Lots 1 and 2 include sections of the roof form that are flat or skillion
  11. The application does not indicate any landscaping in the front setback areas of proposed Lots 1 and 2
