The Town has received an application for additions and alterations to existing single dwelling at the above-mentioned property.

 A summary of the proposal is as follows:

  • A 6sqm portion of a balcony is proposed to be setback 6.5m in lieu of 7.5m from the property's primary street (Chipping Road) boundary.
  • A 2.4m high gatehouse is proposed to have a nil setback in lieu of 3.75m from the property's secondary street (Bent Street) boundary.
  • An upper floor addition being proposed to be setback 2.7m in lieu of 3m from the property's southern side lot boundary.
  • A garage being proposed to be setback 1.5m in lieu of 6m from the property's rear (Talgarth Way) boundary.
  • The overall height of the upper storey addition being proposed to be 7.05m in lieu of 7m above natural ground level.

 The proposal complies with the overlooking, overshadowing and open space requirements.

 The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.

 To assist the Town in determining this application, you are invited to view the plans and comment on the parts of the development that do not meet the deemed-to-comply provisions and/or the proposed use.
