The Town has received an application for a single dwelling at the above-mentioned property.
The application is being advertised for the following reasons:
The first and second floor of the dwelling being proposed to be setback 5m from the primary street (McCourt Street) boundary.
The stairs to master bedroom section of the dwelling’s ground floor being proposed to be setback 1.3m from the southern lot boundary.
The first floor of the dwelling being proposed to be setback 2m from the southern lot boundary.
A garage is proposed to be built up to the northern and southern lot boundaries.
The development resulting in approximately 40.5% open space on site.
The pitched roofed section of the dwelling being proposed to have a wall height of between 6.2m and 6.4m above natural ground level.
The flat roofed section of the dwelling being proposed to have a wall height of up to 7.7m above natural ground level.
The development resulting in approximately 40% of the adjoining site to the south being overshadowed.
The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.
To assist the Town in determining this application, you are invited to view the plans and comment on the parts of the development that do not meet the deemed-to-comply provisions and/or the proposed use.
