The Town has received an application for primary and secondary street fence and carport at the above-mentioned property.

The application is being advertised for the following reasons:

Residential Design Codes

  1. Garage with nil setback from lot boundary (north); and
  2. Approximately 0.7m of fill within 1m of lot boundary.

Local Planning Policy 3.2 - Buildings on the Boundary

  1. Garage wall built to the lot boundary with no adjacent wall of similar height or dimension.

Local Planning Policy 3.1 - Streetscapes

  1. Garage setback from secondary street lot boundary 0.5m in lieu of 1.5m;
  2. Solid 2.4m high fencing (at lowest point) within the primary street setback area;
  3. Height of solid wall in the secondary street setback area 1.2m in lieu of 0.75m;
  4. Visual permeability of fencing in the secondary street setback area 43% in lieu of 80%;
  5. Solid garage door in lieu of 80% visual permeability; and
  6. Solid wall and piers within 1.5m x 1.5m truncation areas to each side of the garage.

The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.

To assist the Town in determining this application, you are invited to view the plans and comment on the parts of the development that do not meet the deemed-to-comply provisions and/or the proposed use.
