The Town has received an application for a two storey dwelling at the above-mentioned property.

The application is being advertised for the following reasons: 

Town Planning Scheme No. 1:

  • The primary street setback is proposed at a minimum of 7.1m to Belford Road.
  • The secondary street setback is proposed at a minimum of 3.2m to Chipping Road.

Residential Design Codes:

  • The ground floor play room wall is setback 1.5m to the eastern lot boundary;
  • The ground floor theatre and scullery wall is setback 1.3m to the eastern lot boundary;
  • The upper floor bulk wall is setback 1.3m to the eastern lot boundary;
  • The upper floor ensuite and study wall is setback 3.1m to the northern lot boundary;
  • The proposed sliding gate does not contain 1.5m x 1.5m truncation area free of structures for the purpose of vehicular sight lines;
  • The cone of vision from the rear alfresco decking is 4.5m to the northern lot boundary;

Local Planning Policy 3.1 - Streetscape

  • The proposal incorporates timber and acrylic cladding to the external surfaces of the dwelling.

The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.

To assist the Town in determining this application, you are invited to view the plans and comment on the parts of the development that do not meet the deemed-to-comply provisions and/or the proposed use.
