The Town has received an application for a Two-Storey Single House at the above-mentioned property.

The application is being advertised for the following reasons:

Residential Design Codes:

     1. Clause 5.1.3 – Lot Boundary Setbacks:

  • South-West (side)
    • Ground Floor – Garage 2 to Bed 5 – set back 1.5m
    • First Floor – Full Side (Master Suite to Alfresco) – set back 7.5m
    • First Floor – Outbuildings (Workshop and Plant Room) – set back 1m
  • North-East (side)    
  • First Floor – Void to Cool Room – set back 1.16m – 1.62m

     2.  Clause 5.2.5 – Sight Lines:

  •  The application proposes front open style fencing and a gate within the 1.5m x 1.5m visual truncation areas to each side of the driveway.

     3.  Clause 5.3.7 – Site Works:

  • Paved area with a finished ground level that is up to 0.65m above the natural ground level and is built up to the south-western (side) boundary.

     4.  Clause 5.4.3 - Outbuildings:

  • The Outbuilding (Plant Room and Workshop) have a maximum wall height of 5.4m.

Local Planning Policy 3.1 – Streetscape:

     5.  Clause 5.1 – Street Walls and Fences:

  • The front fencing has a maximum solid wall height of 1m from natural ground level.

The Town can consider and approve applications that do not meet the deemed-to-comply provisions where the proposed development satisfies certain design principles.
