The Town has received an application for the above which requires advertising for the following reasons

Residential Design Codes:

  1. Ground floor eastern (laundry/ensuite/WIR portion) side setback of 1.1m.
  2. Ground floor western side setback of 1.1m.
  3. First floor eastern side setback of 1.1m.
  4. Wall height of approximately 6.6m above corresponding natural ground level (NGL).
  5. Eastern portion of swimming pool area proposed approximately 0.6m fill within 1m of eastern lot boundary.
  6. Between approximately 0.6m - 1m high retaining walls built up to the  eastern and western lot boundaries.
  7. Overlooking from front balcony into abutting eastern lot (No. 33 Marlow Street) within the applicable 7.5m cone of vision (and behind the street setback area).
  8. Overlooking from front living room windows into abutting western lot (No. 30 Reserve Street) within the applicable 6m cone of vision.
  9. Overlooking from western side pathway into abutting western lot (No. 30 Reserve Street) within the applicable 7.5m cone of vision.
  10. Overlooking from Bedroom 3 into abutting north-east lot (No. 33A Marlow Street) within the applicable 4.5m cone of vision.

Local Planning Policy 3.1 - Streetscape

  1. 2m overall (from NGL) front boundary fence.
  2. 6mm wide x 50mm deep front fencing slats.
  3. Approximately 29.9% landscaping within the primary street setback area.
  4. 5.4m wide crossover to Ruislip Street.

Local Planning Policy 3.2 - Buildings on the Boundary

  1. Two wall portions (to staircase and ensuite/WIR) built up to the eastern lot boundary.

Miscellaneous

  1. Approximate 2.7m high (on top of proposed retaining wall) boundary fence to eastern elevation.
